Old Fourth Ward Homes Values Increase By Over 91 Percent
Home values in Atlanta's Old Fourth Ward neighborhood are steadily on the rise.
Emergence of a star
The Old Fourth Ward is quickly becoming a rising star neighborhood in Atlanta. With a recent feature in prominent real estate magazine This Old House and an abundance of construction projects it is not surprising home values are increasing and continue to soar upwards.
According to a Zillow.com data map provided in a recent Newscruncher article, home values in the Old Fourth Ward zip code 30308 are up 91.7 percent. While home values in Old Fourth Ward zip code 30312 are up 77.5 percent. At the national level home values have appreciated by 3.8 percent. The Zillow.com report forecasts a 5 to 10 percent home value increase in the Atlanta metropolitan area over the next year.
What has caused the home value increase?
The Newscruncher article mentioned above references young adults that felt forced to stay at home with their parents in order to navigate uncertain economic times are now leaving the nest.
While the previous fact holds true, there are also some things that factor into the significant home value increase that are more specific to the Old Fourth Ward. Some of these factors include massive urban redevelopment and sustainable projects including:
An additional contributing factor might include, Atlanta City Councilman Kwanza Hall's Year of Boulevard campaign kicked off in 2012, serving as an effort to clean up a more poverty stricken area of the Old Fourth Ward.
Future contributing factors:
- The Atlanta Streetcar, to be completed in 2014
- Freedom Barkway, a future sustainable off-leash dog park for Old Fourth Ward residents
- Old Fourth Distillery, scheduled for opening in February 2014
